SCOPE OF WORK:

Phased repurpose of approximately 120,000 sf of interior existing multi-story office building to educational / school use including commercial serving kitchen, steel framed stair/elevator addition at building exterior, new secure vestibule/canopy addition, associated MEP upgrades, and associated site-work, paving, and landscape.

1. Demolition of approximately 120,000 sf of interior office space with buildout of school/educational spaces and associated ancillary space support including restroom and commercial kitchen.

2. Demolition and replacement of site paving, parking, fire lane and landscaping.

3. New school playgrounds and turf activity fields.

4. New underground utility infrastructure interior and exterior.

5. Replacement and upgrade of mechanical, electrical, plumbing and HVAC system.

6. New Secure Vestibule/Front Canopy Addition

BUDGET:

Total Estimated Construction Budget (CCL + Allowances) for CSP 207510 $35,309,864.00

PRE-BID & LOCATION:

A pre-proposal meeting will be held at 5501 Lyndon B Johnson Fwy, Dallas, TX 75240 on Monday, 02/26/2024 at 2:30 pm via in person for all interested parties. This meeting is not mandatory, but information discussed will be extremely helpful in preparation of the proposal.

All general contractors and sub-contractors are encouraged to attend this meeting. Contractors will meet A/E(s) and PM at each school to start site tours. The first site tour will take place immediately following the pre-proposal conference. The following is the schedule for all site tours:

All Construction Services construction procurements must be physically delivered to the Construction Services office, at the Linus D. Wright Dallas ISD Administration Building 9400 North Central Expressway, Suite 800 Dallas, TX 75231. (Call 972.925.7200 for directions). Delivery to other locations will result in rejection of a CSP.

Completed CSP Package Part 1-A, 1-B and 1-C are due on Wednesday, 03/27/2024 at 2:00 PM (local time).

Completed CSP Package Part 2 is due on Thursday 03/28/2024 at 3:00 PM (local time).

Any materials received after the respective closing dates / times will not be considered.

The District will open and read the names of the proposers and prices submitted in responsive CSPs beginning at 3:00 P.M. local time upon submittal of Part 2 of the Package, via Zoom Meeting.
