SCOPE OF WORK:
Project consists of the following:
1. Provide security updates including cameras, card access readers
and door contacts
2. Provide secure front vestibule
3. Renovate and expand admin
4. Repair broken and cracked exterior wall cladding
5. Replace exterior waterproofing/sealant joints
6. Replace fire alarm system
7. Provide exterior lighting controls
8. Provide exterior lights with led lighting
9. Provide/replace IDF/MDF air conditioning
10. Provide new room graphics and way-finding signage (AAI add alternate)
11. Provide new marquee sign
12. Replace 2-ply modified bitumen roof system
13. Perform mild detergent medium pressure wash on stained or mildewed façade
14. Extend 3 downspouts 5-foot past building edge (in roof scope)
15. Regrade area to drain away from building corner
16. Add fill and regrade area adjacent to west side of building to provide positive drainage
17. Renovate and expand cafeteria into adjacent classroom and office (include new finishes, acoustical treatment, lighting, sound systems, etc.)
18. Renovate and expand kitchen and expand into existing cafeteria (includes kitchen equipment, finishes and MEP upgrade)
19. Replace waste and waste piping (replace grease trap)

BUDGET: Total Estimated Construction Budget (CCL + Allowances) for CSP# 206773 $ 7,589,446.55

PRE-BID DATE AND LOCATION:
A pre-proposal meeting will be held at 02:30 PM on Monday, January 09, 2023 at 2444 Telegraph Ave,
Dallas, TX 75228 for all interested parties. This meeting is not mandatory, but information discussed will be extremely helpful in preparation of the proposal.

All general contractors and sub-contractors are encouraged to attend this meeting. Contractors will meet A/E(s) and PM at each school to start site tours. The first site tour will take place immediately following the pre-proposal conference. The following is the schedule for all site tours:

All Construction Services construction procurements must be physically delivered to the Construction Services office, at the Linus D. Wright Dallas ISD Administration Building 9400 North Central Expressway, Suite 800 Dallas, TX 75231. (Call 972.925.7200 for directions). Delivery to other locations will result in rejection of a CSP.

Completed CSP Package Part 1-A, 1-B and 1-C are due on Tuesday, February 7, 2023 at 02:00 PM (local time).

Completed CSP Package Part 2 is due on Wednesday, February 8 at 03:00 PM (local time).

OWNER’S PROJECT MANAGER (PM)
JACOBS will be the Owner’s Project Manager (PM) for the management of planning, design, permitting, construction, and post-construction for this CSP. All correspondence and communication during the contract finalization, construction and post-construction processes shall be directed to the Architect/Engineer firm (A/E) with copy to JACOBS. During construction, the PM shall have authority to act on behalf of Dallas ISD for Owner related direction.
